2026 ABC Metro Washington Excellence in Construction - Residential

Project Brief

One Hawaii is a new 4-story apartment building in DC's Ward 5 with all 70 units reserved for residents earning 30-80% of the area median income. The new community is built to LEED Platinum Standards and will feature a community room, outdoor terrace, play space, bicycle storage room, and below-ground parking. Active design is incorporated, including visible outdoor stairwells!

Location Logistics 

Located on a triangle plot in between 3 separate bus routes and within walking distance to DC’s Metro system, One Hawaii. is as accessible through public transit as it gets. This density, however, gave our trade partners little room for laydowns or staging on site. Without any room to store materials, teams were entirely dependent on delivery schedules, relying on specific timing scheduling and avoiding major delays due to material availability. Our team, through extreme diligence with timelines, worked through these challenges and delivered the project on time. 

Unique Hidden Obstacles 

Providing another transportation access point, One Hawaii is designed with an underground parking garage. However, once we began digging, we discovered the building was atop multiple government conduit lines.. Disturbing these lines would result in a disruption of communications for the Pentagon and the State Department, so it was critical that we kept these lines intact. Working closely with our trade partners, we were able to successfully complete the  garage without delay while keeping all federal communications operational for the entirety of construction.
