The Project Executive is responsible for the daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to preconstruction, contracting, scheduling, estimating, bidding, subcontracting and contract administration functions while developing, mentoring and providing overall leadership to the project teams. Position also entails business development process with identification and procurement of new projects, and involvement in internal and external industry initiatives. 

ESSENTIAL DUTIES + RESPONSIBILITIES

 
Safety 

  • Enforce the DAVIS Safety program in accordance with DAVIS Policies and Processes, local, state, and federal laws to include all subcontractors 

  • Responsible for prompt resolution of safety deficiencies, as reported; ensures safety walks occur regularly

  • Obtain and maintain current certifications for First Aid, CPR and OSHA 

Technical Knowledge 

  • Accountable for all office and field functions related to the execution of the work 

  • Oversee (and perform, if required) all project pre-construction services, including develop cost estimates and budgets, generating scopes of work, generating overall project schedules, identifying long lead items, site logistics, and proactively identifying viable solutions to resolving budget and / or schedule issues 

  • Actively leads, monitors and executes the proposal management process 

  • Oversee and ensure (and perform, if required) proper development of DAVIS Bid and / or GMP Package to include proper development of trade scopes, solicit and review subcontractor and material supplier bids, comprehensive project schedule and any necessary bid clarifications

  • Oversee and ensure all of the construction process, including schedule management, site logistics and planning, change management process, etc. to achieve completion of project within time and budget allocated 

  • Educate team on the proper use of subcontract terms and know how they apply to various situations on a project

  • Assist with the negotiation of prime / AIA terms and conditions with the guidance and mentoring from Vice President or Senior Vice President 

  • Oversee and provide direction to the development of the detailed project construction progress schedule 

  • Responsible for maintaining effective subcontract management practices by the project team 

  • Ensure the collection of properly executed documents to include contracts, insurance certificates, bonds and other documents as required to protect DAVIS’ interests

  • Oversee and provide direction to the development of the strategy of buy-out meetings, preparation, issuance, and execution of subcontracts 

  • Actively monitoring the monthly project owner and subcontractor invoicing process; take action as needed 

  • Ensure Project Status Report reflects a thorough, accurate analysis of the project’s position; submitted monthly 

  • Perform other duties as assigned 


Quality of Work 

  • Oversee and ensure project management administrative and onsite field management duties are executed according to DAVIS quality standards 

  • Proactively identify potential quality deficiencies, develop and implement strategic solutions to prevent future quality control items 

  • Oversee the implementation and ensure the use of the DAVIS Quality Management system in the execution of the project

  • Perform responsibilities with excellence in service, integrity and building relationships as exemplified in DAVIS core values 

  • Mentor team to take the necessary steps in following tasks through to completion 

  • Promote and demonstrate involvement in DAVIS sponsored activities and industry-related events 

  • Participate with the retention and recruiting of current and future DAVIS employees 

  • Responsible for Senior Project Manager duties, as required to provide back up to office staff when key personnel are absent 

Cooperativeness + Teamwork 

  • Actively participates and promotes a collaborative environment with owners, property managers, design team members, co-workers, subcontractors, vendors and other contractors to enhance effective communication 

  • Encourage and ensure proper communication between DAVIS Project Manager and Superintendent throughout the construction process 

  • Exhibit and promote the proper coordination and teamwork approach by project team with all individuals and companies on the project 

Communication 

  • Exhibit, promote, and ensure proper project team communication both internally and externally throughout the preconstruction and construction process

  • Attend owners meeting, attend project meetings, and internal meetings, as needed 

  • Communicate effectively to owners and architects about progress and any potential impacts 

  • Develop and maintain strong relationships with project team, including DAVIS, owners, architects, engineers and subcontractors 

  • Participate in presentations for potential projects and internal corporate initiatives 

Problem Solving 

  • Identify, recognize and resolve project issues as necessary to support project team 

  • Promote a proactive approach to solving project issues including supporting active research, coordination with other DAVIS resources, connecting with Subcontractor community, etc. to help foster creative solutions 

  • Resolve financial closeout and possible owner, subcontractor and / or vendor disputes 

  • Implement solutions in a timely manner 

Planning + Organization 

  • Proactively identify needs, develop and implement strategic solutions, and plan for future tasks and projects 

  • Execute and promote the management of tasks and priorities 

  • Know the details of the project while maintaining a big picture outlook 

Timeliness 

  • Ensure a sense of urgency related to project billing and change order execution 

  • Responsible for timely projects start-up and closeout processes 

  • Fulfill attendance and commitment expectations 

  • Execute, promote, and ensure timeliness of project specific duties 

Management + Leadership 

  • Supervise, mentor and assist Project Managers and Superintendents level positions, including reviewing their work, strengthening necessary job skills, communicating performance concerns, and providing resources in strengthening areas of development 

  • Responsible for managing multiple projects simultaneously or large complex projects 

  • Conduct performance appraisals and recommend promotions and corrective actions for the project team 

  • Align opportunities for staff to enhance growth and development 

  • Provide leadership, direction and guidance in project development, design and construction 

  • Participate with project staffing allocation planning

KNOWLEDGE, EXPERIENCE + SPECIAL SKILLS *Required

  • Bachelor’s Degree in Engineering, Construction Management, Architecture or related field or equivalent construction experience*

  • At least twelve (12) years of previous construction experience* 

  • Experience and demonstrated ability to negotiate contract terms and conditions* 

  • Experience with commercial building construction* 

  • Knowledge of principles and practices of engineering and construction project management, including safety standards* 

  • Possess experience required to understand technical systems and processes* 

  • Ability to effectively manage and mentor team members* 

  • Decision making, research and analytical problem solving skills* 

  • Time management with the ability to organize, assess and prioritize multiple tasks, projects, and demands, and to work independently* 

  • Possess strong verbal and written communication skills, and interact effectively at all levels within the organization* 

  • MS Office – Microsoft Word, Excel, Power Point and Outlook experience* 

  • Project management and scheduling software experience (i.e. Primavera, MS Project or other)* 

  • Certifications for First Aid, CPR and OSHA 30-hour 

  • General Contracting experience 

PHYSICAL JOB DEMANDS 

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reaching above and below, stooping, kneeling, crouching, and bending. The employee must occasionally lift / carry / move up to 25 pounds. Manual dexterity to operate office equipment, file, and perform specialized skills. Needs a high degree of concentration in a busy office environment. 

WORKING CONDITIONS 
Work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position may require some travel for conferences, educational sessions, and other company events. 

The noise level in the office work environment is usually moderate. 

While performing the duties of this job, the employee may be exposed to higher noise levels and hazardous working conditions when working at job sites. Safety precautions must be taken and resources will be provided.

The base salary (or hourly) range for this position is

$160,000.00 - $200,000.00
