This demolition and subsequent construction of a trophy office building is a challenging undertaking; yet another example of our team navigating the complexities of development in a busy downtown. Sandwiched between 12th, 11th, G St, and the existing Marriott hotel, this building located right above the Metro Center train station requires immense coordination and cooperation between all parties to be completed successfully. The new 320,000-SF premier workplace will include first-class amenities such as a pass-through lobby, renovated courtyard, and roof terrace space directly on top of a newly modified below-grade garage space, ensuring a top-of-the-line experience for future tenants. 

A Luxury Transformation in Downtown DC

The dynamic of corporate office space in DC has seen rapid shifts this decade, and the redevelopment of 725 12th Street is setting the stage for the future in our nation's capital. A full demolition of the original building is underway, from the existing floors of office space down to the underground garage, and in its place will be an new luxury workplace set to host the most impactful businesses in the District.
