Project Brief
1776 K Street NW breathes new life into a longtime office building at the corner of 18th and K Streets, transforming it into Washington, DC's newest hotel destination in the heart of the Golden Triangle. Just steps from the White House, Dupont Circle, and several Metro stations, the site's prime location made it a natural fit for an office-to-hotel conversion as demand for traditional office space and tourism infrastructure continues to shift. Reshaping the 12-story, 130-foot structure into a 278-room hotel meant adding roughly 72,000 square feet to the existing 198,000-square-foot building, along with three levels of below-grade parking and a below-grade level for back-of-house space and a fitness center.
A revamped facade turns the original marble exterior into bold, multi-story panels, while dramatic V-shaped columns welcome guests into a brand-new lobby that feels both warm and modern. The ground floor also houses a welcome desk, market, flexible meeting space, and a 2,000-square-foot café and restaurant with 900 square feet of outdoor seating, supported by a kitchen that connects to a larger back-of-house kitchen below grade. On the 12th floor, a 3,600-square-foot conference center opens onto an outdoor terrace, complete with its own bar and plating kitchen. Together, these updates give one of DC's most visited corners a refreshed new home for guests from around the world.
