Project Brief

DAVIS’ repositioning project at Century Center I + II in Arlington, VA included a cut out of an existing conference center to create a new plaza, replacement of two floors of façade with new storefront and curtainwall, construction of a new pavilion structure, and even more! Our team successfully completed a full renovation of two lobbies, a fitness center, conference center, and locker rooms, while demolishing an entire rooftop slab to reconstruct out of shallower steel and build in two courtyards within the middle of a third-floor office space. Additionally, we completely renovated 6 core restrooms and 4 new single bathrooms.  Finally, we completed a full renovation of the public sidewalk along the entire property line of the building including new curb, paving, lighting, and crosswalk signal.

Project Features

The design concept and our team’s implementation bring a fresh-new-look to the building as well as a lot of outdoor space and natural light that the street previously lacked. We were able to get it done by cutting in courtyard and carving out a plaza space that was then surrounded by two-story window systems.  Using this expectation, the construction team helped in the preconstruction phase to provide additional ceiling height at one of the courtyards but demoing out the entire roof and reinstalling it with steel rather than concrete.  The steel was composed of massive, 40LF beams at 3’-0” depth that were craned in and installed within a day.  This also allowed for new terraces and walk-out locations to be provided in an originally dark and closed-in space. The changes balance modern design with biophilic and organic touches to the once dated and washed-out exteriors and mall interior of the ground floor. Greenery, indoor-outdoor spaces, sweeping architectural features, and vibrant retail will now welcome tenants and guests to a space designed to inspire. Additionally, the integration of sustainable materials and energy-efficient systems ensures that the new design not only looks appealing but also supports environmental goals. The transformation enhances the urban landscape, creating a lively, inviting atmosphere that encourages community interaction and revitalizes the area.
