Project Brief
Maryland’s Interstate 270 Corridor has become a major life sciences hub, bringing offices, lab spaces and jobs to the area. The newest addition is Monument Innovation Center, a state-of-the-art ground-up construction designed to meet the advanced specifications of modern life science tenants, including sustainable design, cutting-edge mechanical systems, and more. Between its prime location and infrastructure, the four-story development totals 135,000-SF of lab and office space, and will deliver in August 2023.
TOP QUALITY DESIGN
Monument Innovation Center is extensively designed for high-quality tenants. Consisting of a specially designed HVAC system, a 750 kW generator and other specifications, any company can find the right home in this building. Monument Innovation Center will utilize a 22’ structural bay in the longitudinal direction, and transverse bays of 41’-30-41’ to end up with essentially “column-free” space for tenants. The first floor has 18' ceilings, the remaining floors have 15' ceilings, and the slab-on-grade will be omitted to allow for future underground systems.
During the preconstruction phase, DAVIS worked with the design team and our trade partners to optimize the budget, and based on our trusting relationships, we've turned this project into an extremely efficient build.

Montgomery County has fast become a national leader in life sciences and biotech, growing its footprint and investments in each sector. We’ve worked closely with the local jurisdiction to take advantage of this incredible opportunity. Jud Ashman, Mayor of Gaithersburg attended this project’s groundbreaking, and issued a proclamation for September 8 to be Monument Innovation Center Day!
Monument Innovation Center will deliver in mid-2023—our team has done remarkable work so far, beating our steel erection date by a month through the utilization of a structural steel fabricator that eliminates the amount of field welds. We can’t wait see this building host a workforce that produces new ideas and pushes medical innovation.
